These conditions govern the stay at UMA Boutique Rooms, managed by UMA S.r.l., located at Via Belisario 7, 00197 Rome.
1. Online Check-in and Access Procedure
To ensure maximum flexibility, UMA S.r.l. uses an automated self check-in system.
Guest Portal: Upon booking, guests will receive a link to access the "Guest Portal" platform.
Identity Documents: It is mandatory to upload photos of valid ID/passports for all guests to the Guest Portal prior to arrival, as required by Italian Public Safety regulations.
Access Codes: Once the online check-in procedure is successfully completed, the guest will receive instructions and codes for automated access to the property.
2. Check-in and Check-out Times
Check-in: Starting from 3:00 PM. Thanks to the automated procedure, there are no arrival time limits (24H self check-in).
Check-out: No later than 10:00 AM.
3. Tourist Tax
The Tourist Tax (City Tax) for the Municipality of Rome is €6.00 per person, per night.
Payment of the tax must be settled following the online check-in procedure via the provided payment links or according to the instructions received.
4. Pet Policy
Pets are allowed only upon request and must strictly be of very small size.
Acceptance must be confirmed in writing by the property prior to arrival. A supplement for final cleaning may be required.
5. House Rules
No Smoking: Smoking is strictly prohibited in the rooms and all common areas.
Quiet Hours: Guests are expected to behave decorously and respect quiet hours from 10:00 PM to 8:00 AM.
Use of Codes: Access codes are strictly personal and must not be shared with third parties.
6. Cancellations and Penalties
Standard Rate: Free cancellation until the days specified in the rate details. After this deadline, a 100% penalty will apply.
Non-Refundable Rate: The full amount is charged at the time of booking and is non-refundable in case of cancellation or no-show.
